Quantity Takeoff Services

Plumbing Quantity Takeoffs

Precise material quantities measured directly from your drawings — pipe footage, fixture counts, fittings, valves, insulation, and supports — delivered in a clear, usable format.

What Is a Plumbing Quantity Takeoff?

A quantity takeoff is a detailed measurement and count of every material item required to complete the plumbing scope on a project. It is the foundation of any accurate cost estimate — and an essential tool for purchasing, procurement, and subcontractor pricing.

Our takeoffs are performed manually by experienced plumbing estimators working directly from your PDF or CAD drawings. We do not rely on automated counting tools alone. Every takeoff is reviewed for completeness against the project specifications before delivery.

What We Measure

Material Categories We Quantify

Pipe Footage

All pipe measured by system, size, and material type — domestic water, sanitary, storm, gas, and specialty systems.

  • Linear footage by pipe size (½" through 12" and above)
  • Separated by material: copper, CPVC, PVC, cast iron, steel, HDPE, PEX, and others
  • Separated by system: cold water, hot water, HWR, sanitary, vent, storm, gas
  • Above-ground and below-ground quantities identified separately where applicable

Fittings & Valves

Every fitting, valve, and connection point counted and categorised by type and size.

  • Elbows, tees, couplings, reducers, and adapters by size and material
  • Gate, ball, check, and pressure-reducing valves
  • Backflow preventers, pressure gauges, and specialty valves
  • Unions, flanges, and mechanical couplings

Fixtures & Equipment

All plumbing fixtures and mechanical equipment counted and listed by type and specification.

  • Water closets, lavatories, sinks, urinals, and floor drains
  • Showers, tubs, mop sinks, and specialty fixtures
  • Water heaters, storage tanks, booster pumps, and circulating pumps
  • Roof drains, area drains, cleanouts, and access panels

Insulation

Pipe insulation quantities calculated by pipe size, insulation thickness, and system type.

  • Linear footage of insulation by pipe size and thickness
  • Fitting covers and valve insulation counted separately
  • Domestic hot water, chilled water, and condensate systems
  • Insulation type noted per specification (fiberglass, foam, elastomeric)

Hangers & Supports

Pipe support quantities estimated from drawings and specification requirements.

  • Hanger count estimated from pipe footage and spacing requirements
  • Clevis hangers, riser clamps, pipe straps, and trapeze assemblies
  • Seismic bracing and restraint quantities where specified
  • Concrete inserts, beam clamps, and structural attachments

Specialty Systems

Medical gas, laboratory, and other specialty plumbing systems quantified per specification.

  • Medical gas piping by gas type, size, and footage
  • Outlets, zone valves, and alarm panels counted by type
  • Laboratory waste, acid waste, and compressed air systems
  • Specialty items flagged with specification reference

Deliverable Format

How Your Takeoff Is Delivered

Excel Spreadsheet

The standard delivery format. Quantities are organised by system and material type in a structured spreadsheet your team can use directly for purchasing, pricing, or further analysis. Columns include item description, size, material, unit, and quantity.

PDF Summary

A formatted PDF version of the takeoff for easy sharing with suppliers, vendors, or project owners. Includes a cover sheet with project details, drawing reference, and date of takeoff.

Combined with Cost Estimate

When ordered as part of a full cost estimate, the takeoff quantities are embedded in the estimate spreadsheet alongside unit pricing — so you can see exactly how every quantity was priced.

Labour Units

On request, we can include labour unit estimates alongside material quantities. Labour units are expressed as hours per unit of installation (e.g. hours per linear foot of pipe, hours per fixture) based on industry-standard productivity data adjusted for project type and conditions. Labour unit takeoffs are available as an add-on to any material quantity takeoff.

How It Works

The Takeoff Process

01

Submit Your Drawings

Send us your PDF or CAD drawings, along with the project specifications and any scope notes. We accept full drawing sets or plumbing-only sheets.

02

We Perform the Takeoff

Our estimators work through the drawings system by system, measuring pipe footage, counting fixtures and fittings, and quantifying all associated materials. Takeoffs are cross-checked against the specifications before delivery.

03

You Receive Your Quantities

Your completed takeoff is delivered by email in Excel and PDF format, typically within 3–5 business days. Rush service is available for tight deadlines.

Who Uses Our Takeoffs

Plumbing Contractors

Preparing bids and purchasing material for awarded projects

Mechanical Subcontractors

Pricing plumbing scope as part of a broader mechanical bid

General Contractors

Checking subcontractor quantities or self-performing plumbing work

Owners & Developers

Verifying material quantities for budget and procurement planning

Estimating Departments

Supplementing in-house capacity during busy bid seasons

Design-Build Teams

Quantifying systems during design development for early cost guidance
